What kind of pets do you allow? Do you permit exotic pets?

We welcome cats and dogs! You may have a total of 2 pets with 50 pounds adult weight max per pet and no aggressive breeds (please contact us for our aggressive breeds list). Sorry, we do not permit exotic pets.

Are there any deposits, special fees, or monthly charges to have a pet?

Yes. There is a $200 pet deposit and a $200 pet fee (a total of $400) per pet. Pet rent is $25 per month.

What must I bring with me to tour an apartment?

A photo ID per each adult.

What are your fees and deposits to apply?

There is a $40 application fee per person 18 and older as well as a $200 holding fee for the apartment. If you are approved and decide to rent the home, the holding fee is non-refundable. If you are denied, the holding fee is returned to you. Our standard deposit is $200 based on credit. Depending on your individual credit history, an additional deposit may be required. You will be informed of the deposit amount once the application is run, usually in the same day.

What are the income and credit qualifications?

2.5 times the monthly rent gross (pre-tax) for applicants and 3.5 times the monthly rent for cosigners. Please ask to see our complete list of our rental criteria.

What is acceptable “proof of income” required to apply?

We ask that you provide your most recent pay stubs (e.g. 2 stubs if paid bimonthly, 4 if weekly), an offer letter from your employer (dated and on letterhead) stating your start date and salary if you have recently accepted a new job or your most recent tax returns from the past 2 years if you are a business owner. If you are receiving other income (e.g., Social Security, Veteran's Administration, etc.), an award letter from the company/organization will need to be provided.

Is my security deposit potentially refundable?

Yes. Your deposit is potentially refundable whereas a fee is non-refundable.

Can I change to a month-to-month lease plan after my first year?

Yes, if available. In a month-to-month lease, residents will need to pay the updated rental amount (offered at renewal) and an additional $200 month-to-month fee.

What utilities are included in my rent?

None. Water, sewer, and garbage are separate from the rent. Garbage has a flat-rate of $25. Water and sewer are individually metered, so you are billed depending on usage. Electricity would be metered and billed by the Snohomish County Public Utility District (PUD).

How long is the term of the lease?

Lease terms are 6 to 12 months, depending on availability.

Am I required to have renters insurance?

Yes. You are required to carry Renters Insurance at all times. We require a minimum Personal Liability of $300,000. You are also required to add Evergreen on 47th as an Additional Interest.

Do you offer furnished apartments?

We do not. However, if you are interested in renting furniture, we can recommend Cort Furniture Rental or Brook Furniture Rental to help provide your furnishing needs.

Do you offer corporate apartments?

We do not.

If something needs to be repaired in my apartment, how do I report it?

You can report to us by putting in a work order online via the resident portal, by phone, in a written request to the leasing office or telling the leasing office staff in person. We also have an after hours emergency number for property damage maintenance emergencies.

When is my rent payment due?

Rent is due on the 1st of each month. You have a grace period until the 4th of each month for it to be considered "on-time."

Will you accept electronic payments from my bank?


Is there a place where I can pay my rent after office hours?

Yes! For your convenience, there is a drop box next to our mail room.

There is a person who might be staying with me for a while, is that permitted by the lease?

Any guests in your home are permitted to stay with you for a maximum of 7 days.

Do you have reserved parking?

Yes, we have carports reserved for our residents. If you are interested in renting a carport, please visit the leasing office to complete a carport addendum to reserve your spot. Carports are $40 each month. If you decide to stop using your carport, you must provide 30 days notice to the leasing office.

I have a motorcycle, where can I park it?

In any open parking space.

Can I install my satellite dish at my apartment?

Yes you may, with prior consent from management. Please note that satellite dishes cannot be affixed to the building, including balconies.

Is the building cable/internet ready? Can I have a satellite dish?

Yes. You are welcome to use the cable provider of your choice for cable TV or internet. You are also able to use a satellite dish. However, we cannot guarantee you will get a dish signal from your home and you have to follow the details outlined in our satellite dish lease addendum.

Are grills permitted at your property?

Only electric grills are allowed.

How does package delivery work?

Our mail room features parcel boxes for USPS packages. You will need to make arrangements to receive packages from UPS, FedEx, DHL, OnTrac, etc.

Do you have a list of Preferred Employers?

We do! Please contact the leasing office for more information.

How is your property different from the competition?
